General

About our service.

What is soft washing and why is it better for my house?
Soft washing is a gentle cleaning method that uses low water pressure — around 150 to 180 PSI, similar to a garden hose — combined with biodegradable cleaning solutions to remove dirt, mould, algae and grime from a home's exterior. Unlike pressure washing, it kills organic growth at the root rather than blasting it away, so results last four to six times longer and delicate surfaces like render, painted timber and roof tiles are not damaged.
How much does a professional house wash cost in Sydney?
Professional house washing in Sydney typically costs between $300 and $600 for a standard residential property. A two-bedroom home is usually $250 to $400 and a three-bedroom home $300 to $600. The final price depends on square metreage, the level of organic growth, access, and whether you add services like driveway or window cleaning. Every quote is free and given in writing before work starts.
Which areas of Sydney do you service?
Big Deal Exterior Cleaning services Greater Sydney, including the North Shore, Northern Beaches, Eastern Suburbs, Inner West, the Hills District, the Sutherland Shire, the Northern District around Ryde and Epping, and Western Sydney through Parramatta and Penrith. Enter your suburb in the quote form and we will confirm availability for your address.
Do I need to be home while you perform the service?
No. We can complete the work while you are away — we simply ask that you close your windows and doors on the service day and provide access to an outdoor water tap. You will receive a message when our technician is on the way, and before-and-after photos when the job is complete.
Are your cleaning solutions safe for my plants, pets and family?
Yes. All our cleaning solutions are biodegradable and designed to be safe around family, pets and gardens. We pre-wet plants before treatment and flush them thoroughly afterwards. The low-pressure application means chemicals are applied in controlled amounts and rinsed away, leaving no harmful residue once surfaces are dry.
What makes Big Deal different from other Sydney pressure cleaning companies?
We specialise in soft washing rather than defaulting to high pressure on every surface. That means we clean more thoroughly while protecting your property from the paint stripping, render damage and cracked roof tiles that high-pressure cleaning commonly causes. We are fully insured, quote in writing with no call-out fee, and guarantee satisfaction on every job.
How long does exterior cleaning take?
A typical house wash takes two to four hours, gutter cleaning one to three hours, a driveway two to five hours, and roof cleaning three to six hours. Larger or heavily soiled properties take longer. We quote realistic timeframes upfront rather than rushing a job to fit a schedule.
How often should I have my house washed?
Most Sydney homes benefit from a professional house wash every 12 to 18 months. Homes in shaded streets, close to the coast, or surrounded by trees accumulate mould and algae faster and are better served every 6 to 12 months. We will recommend a realistic schedule for your specific property and aspect.
Is the quote free, and am I committed once I request one?
Quotes are completely free and there is no obligation. Requesting a quote through the form or over the phone does not book a service — we confirm scope, access and timing with you first, then provide a fixed written price. You decide from there.
Are you insured?
Yes. Big Deal Exterior Cleaning is fully licensed and carries public liability insurance covering every residential and commercial job, including work at height on roofs and solar arrays. Certificates of currency are available on request, which strata managers and commercial clients commonly need.
Do you offer commercial and strata exterior cleaning?
Yes. We work with strata managers, body corporates, offices, retail sites and civil operators across Sydney, covering building washdowns, commercial window cleaning, car park and hardstand pressure cleaning, and scheduled heavy machinery washing. Recurring maintenance schedules are priced below ad hoc rates.
What payment methods do you accept?
We accept bank transfer and card payment, with invoices issued on completion for residential work. Commercial and strata clients can be set up on standard account terms. Payment is never required to receive a quote.

House washing

House Washing & Soft Washing questions.

What is the difference between soft washing and pressure washing?
Soft washing uses low pressure — around 150 to 180 PSI — combined with biodegradable detergents that kill mould and algae at the root. Pressure washing uses high-pressure water alone, typically 2,000 PSI or more, to blast contaminants off. Soft washing is the correct method for walls, roofs and painted surfaces; pressure washing suits hard surfaces like concrete.
How much does house washing cost in Sydney?
Professional house washing in Sydney generally costs between $300 and $600 for a standard residential property. A two-bedroom home is usually $250 to $400 and a three-bedroom home $300 to $600. Final pricing depends on the size of the home, how much organic growth has built up, access and whether you add driveway or window cleaning.
Will soft washing damage my paint or render?
No. Soft washing is specifically chosen because it does not damage paint, render or cladding. The water pressure is comparable to a garden hose, so there is no risk of stripping paint, forcing water behind cladding or removing render texture — all common outcomes when high pressure is used on wall surfaces.
Do I need to be home during the house wash?
No. Most of our customers are at work. We simply need access to an outdoor tap and ask that you close all windows and doors on the day. We will message you when the team is on the way and send before-and-after photos when the job is finished.
How long does a house wash take?
A typical Sydney home takes two to four hours. That covers pre-treatment, dwell time while the solution works, and a full low-pressure rinse. Larger double-storey properties with extensive eaves and cladding can take most of a day.

Roof cleaning

Roof Cleaning questions.

Is pressure washing bad for a roof?
High-pressure washing can damage a roof. On concrete tiles it strips the protective surface granules, which accelerates deterioration. On any tiled roof it can crack tiles and force water under the laps, leading to leaks. A low-pressure soft wash achieves the same visual result without those risks, which is why it is our default method.
What causes the black streaks on my roof?
The black streaks are a blue-green algae called Gloeocapsa magma. It travels by air, settles on the roof and feeds on the limestone filler used in concrete tiles. It is most visible on north and west-facing slopes and in humid, shaded Sydney suburbs. It is a living organism, so it must be killed rather than simply washed off.
How often should a Sydney roof be cleaned?
Most Sydney roofs benefit from a clean every 18 to 24 months. Homes surrounded by gum trees, in shaded valleys or close to the coast can need attention every 12 months because moisture lingers longer and organic growth returns faster.
Do you clean the gutters as part of roof cleaning?
We always clear the gutters first so runoff from the roof has somewhere to go, and we include a full gutter clean with roof cleaning at a reduced combined rate. Cleaning a roof over blocked gutters simply pushes debris into the downpipes.
Will roof cleaning damage my solar panels?
No. We mask and protect solar panels before treating the roof, and we can clean the panels themselves at the same time. Telling us about panels when you request a quote lets us allow the right time and protection for them.

Gutter cleaning

Gutter Cleaning questions.

How often should gutters be cleaned in Sydney?
At least once a year for most Sydney homes, and twice a year if you have gum trees, paperbarks or jacarandas overhanging the roof. The best times are late autumn, after leaf drop, and early spring ahead of the summer storm season.
How much does gutter cleaning cost in Sydney?
Gutter cleaning in Sydney typically starts around $180 for a single-storey home and increases with roof size, height and debris volume. Two-storey properties and homes with gutter guard installed generally sit higher because of the additional access and handling time.
Do you clean gutters if I have gutter guard installed?
Yes. Gutter guard reduces how much debris enters the gutter but it does not eliminate maintenance — fine silt and broken-down leaf matter still accumulate underneath, and the mesh itself collects material on top. We clear both and refit the guard properly.
What happens to the debris you remove?
We bag every bit of it and take it away with us. We do not blow debris onto the roof, into the garden or down the driveway, and we rinse down any surfaces that get dusty in the process.

Window cleaning

Window Cleaning questions.

Do you clean the inside of windows as well?
Yes. We clean both sides as standard, along with frames, sills, tracks and flyscreens. If you only need exterior glass — common for tenanted and commercial properties — we price that separately and it costs less.
How often should windows be cleaned in Sydney?
Every three to six months suits most Sydney homes. Within a few streets of the water, every two to three months is better because airborne salt bonds to glass quickly and can etch it permanently if it is left to build up.
Can you reach second-storey windows?
Yes. We use water-fed pole systems that reach upper-level glass safely from the ground, which avoids resting ladders on garden beds and soft soil. For genuinely high or difficult access we assess the site and quote the right equipment for it.
Do you clean flyscreens?
Yes, and it is included in a standard residential window clean. Screens are removed, washed, dried and refitted. Cleaning glass behind a dirty screen simply puts dust straight back onto the pane.

Pressure washing

Pressure Washing questions.

What is the difference between pressure washing and soft washing?
Pressure washing uses high-pressure water, typically above 2,000 PSI, to clean hard surfaces like concrete and pavers. Soft washing uses low pressure around 150 to 180 PSI plus biodegradable detergents, and is used on walls, roofs and painted surfaces. Using pressure washing on a wall or roof risks stripping paint, damaging render and cracking tiles.
Will pressure washing damage my concrete driveway?
Not when it is done correctly. Damage occurs when the pressure is too high for the surface, when the nozzle is held too close, or when a hand wand is used on a large area and leaves striping. We match pressure to the surface and use rotary surface cleaners that maintain a consistent distance across the whole slab.
Can you remove oil stains from a driveway?
In most cases, yes. Fresh oil lifts readily with a degreasing pre-treatment and hot water. Old stains that have soaked deep into porous concrete may lighten substantially rather than disappear completely — we will tell you honestly what to expect before we start, not after.
Should I seal my driveway after pressure cleaning?
Sealing is optional but worthwhile on exposed aggregate, pavers and decorative concrete. It slows oil penetration and organic regrowth and makes future cleans easier. The surface must be properly cleaned and completely dry first, so it is normally done as a follow-up visit.

Solar panels

Solar Panel Cleaning questions.

Do solar panels really need cleaning?
Yes. Dirty panels typically lose 15 to 25 percent of their output, and in dusty or coastal locations losses can be higher. Rain does not clean panels properly — it leaves a mineral film as it dries, and it cannot shift bird droppings or lichen growing along the frame edge.
How much output will I get back after cleaning?
Most Sydney systems recover between 10 and 25 percent of generation after a clean, depending on how long it has been and how much salt, dust and bird mess has accumulated. Systems with significant bird dropping coverage often recover more, because a single dropping can shut down a whole cell string.
Will cleaning void my solar warranty?
Not when it is done correctly. Warranties are typically voided by pressure washing, abrasive pads or harsh detergents. We use deionised water and soft brushes only, which is the method solar manufacturers specify. We are also fully insured for work at height on your roof.
How often should solar panels be cleaned in Sydney?
Once every six to twelve months suits most Sydney systems. Clean every six months if you are near the coast, under trees, close to construction, or if you can see visible soiling or bird activity around the array.

Heavy machinery

Heavy Machinery Washing questions.

Do you wash machinery on site?
Yes. On-site washing is our standard approach for plant and fleet work. We attend your depot, yard or active site with our own water and power where needed, which removes transport costs and keeps machines available for the next shift.
Can you wash outside business hours?
Yes. Most fleet and plant work is done early mornings, evenings or weekends so the machines are clean and ready when your crews start. We schedule around your operation rather than the other way around.
How do you handle runoff and environmental compliance?
We use containment and runoff management appropriate to the site and to the contaminants involved, and we work to the requirements of the site you are on. If your site has specific environmental conditions, tell us at quote stage and we will set up to meet them.
Do you offer ongoing fleet contracts?
Yes, and that is how most of our commercial clients work with us. A scheduled program — weekly, fortnightly or monthly — costs less per machine than ad hoc washing and keeps presentation consistent across the fleet.
